A New Mixed-Use Development For Heathfield Road
We proposing to submit a planning application for a new mixed-use development in Heathfield Road, Prestwick and we are seeking views from the local community.

This proposal represents a comprehensive redevelopment of the former Alexander Sawmills site located at Heathfield Road, KA8 9BN. The scheme proposes a Lidl foodstore and housing development fronting Heathfield Road on the former Alexandria Sawmills site. The new housing development would be for up to 120 units that comprise of dwellings of mixed sizes. The application is expected to be submitted in summer of 2021 to South Ayrshire Council.
The proposed planning application is a ‘Planning Permission in Principle’ application with details brought forward for the proposed for the Lidl foodstore, access, car parking and landscaping. This means that while all information for the Lidl store will be addressed at this stage, the full details for the proposed dwellings will be submitted at a later stage.
The proposed Lidl foodstore will be located to the south of the site and will feature an attractive glazed frontage with a car park area to the south.
The new food store will extend to 1,900 sq. m gross external area (GIA) with a net sales area of 1,255 sq.m. While the full details of the dwellings are not to be brought forward at this stage, they will comprise a mix of size and tenure, including affordable housing.
The new food store will be supported by a total of up to 124 parking spaces, including 10 dedicated disabled spaces, 12 parent and child spaces, and 2 electric vehicle charging spaces. In addition, solar roof panels will provide up to 25% of the store’s total electricity requirements.
It is proposed that the Lidl store will be open between the hours of 8am to 10pm Monday to Sunday.
Normally there will be a maximum of two deliveries to the store per day. All store waste will be collected by the delivery vehicle, therefore minimising HGV movements within the site.
The site was formerly occupied by Alexander Sawmills however the associated buildings were demolished approximately 11 years ago. The site has remained vacant since, the proposal will substantially improve the site and surrounding area bringing much needed housing within the area along with the ‘Supermarket of the year 2020’
A range of uses operate around the immediate vicinity of the site – it is bounded to the south by Heathfield Road and beyond that B&Q. Heathfield Retail Park lies immediately to the east of the site and various retail and business premises are located to the north and west.
Benefits of the Proposed Development
The proposal will bring a number of benefits to the locality, including:
- Maximising the use of a sustainably located previously developed brownfield site to reduce the use of greenfield sites for development;
- Contributing to South Ayrshire’s ‘effective’ housing supply;
- The provision of new affordable housing;
- The creation of jobs locally through the construction process and employment opportunities once the development has been completed; and
- A vibrant redevelopment of a vacant site.
Specifically, the new Lidl store will provide the following benefits to the local area:
- A brand new store that will provide a clean and fresh shopping experience to meet the needs of customers;
- A dedicated in-store bakery;
- Improved shopping choice and provision of a new mainstream discount;
- A contemporary building design that will complement the surrounding area;
- Employment opportunities for local residents; and
- Living Wage Foundation rate (£9.50) for all eligible employees and no zero hours contracts.
