The site for the proposed store is located on land to the north of Blair Avenue, opposite the All Saints Academy School. The site extends to 0.7 ha and is currently open land which fronts onto Blair Avenue.

Blair Avenue runs the full length of the site’s southern boundary, with All Saints Academy School beyond. To the west and north, the site is bound by vegetation, shrubs and vacant open land, with Roseville Care Centre located to the east. A large local centre is located to the south-east of the site, comprising a Tesco Superstore, Bannatyne Health Club and other commercial uses. The immediate surrounding area can be described as mixed, with residential properties located to the north east and south west of the proposal and the commercial estate located to the south east.

The Proposal

We propose to develop a new store on the site, which will feature an attractive, single storey glazed frontage to Blair Avenue, with the car park extending to the south and east of the store. The new store will extend to 2,125 sq. metres gross internal area (GIA), with a net retail sales area of 1,325 sq. metres.  The new store will feature a dedicated in-store bakery close to the main entrance and the delivery bay will be located to the west of the store.

Access will be taken from Blair Avenue in the south western corner of the site. The car park will provide 104 standard parking spaces, with 8 disabled spaces, and 8 parent and child spaces, which will be positioned close to the customer entrance. The car park will provide 120 spaces in total.

Dedicated pedestrian access will be provided from Blair Avenue to the west of the site, giving direct access to the store entrance through the car park. Bicycle parking will be provided under the entrance canopy on the eastern elevation.

It is proposed that the store will be open between the hours of:

  • 8am to 10pm Monday to Saturday (including Bank Holidays); and
  • 10am to 4pm Sunday.

Normally there will be a maximum of two HGV deliveries to the store per day. All store waste will be collected at the same time as the deliveries, therefore minimising HGV movements within the site.
