Guy joined Rapleys in 2026 as an Associate Partner within the Neighbourly Matters team, specialising in Party Wall and wider neighbourly matters, including access licences, crane oversail agreements and other third-party consents. With two decades of dedicated experience, he advises developers, property owners and project teams on complex legal and technical issues that arise throughout the development process.

Guy is recognised for his ability to identify and resolve neighbourly constraints at an early stage, helping clients manage risk and maintain project momentum. His expertise extends beyond the Party Wall etc. Act 1996 to include boundary analysis, historic title review, restrictive covenants and bespoke third-party appraisals, working closely with legal teams, surveyors and design consultants to unlock development opportunities and resolve complex site issues.

His portfolio spans residential, commercial, mixed-use, leisure and retail developments across the UK, including major regeneration schemes, high-profile commercial buildings, football stadium developments, nationally significant infrastructure and prestigious listed buildings. He has extensive experience negotiating complex party wall awards, neighbourly agreements and access arrangements on technically challenging projects, often working within demanding programmes and alongside multidisciplinary design teams.

Combining detailed technical knowledge with a pragmatic and collaborative approach, Guy helps clients navigate complex neighbourly matters with confidence, enabling developments to progress efficiently while protecting stakeholder interests and fostering positive relationships between adjoining owners.
