What we do
Utilities Consultancy
Comprehensive utility management and co-ordination in support of your development project

Our specialist utilities consultancy team supports clients through the complexities of land development projects where constraints, costs and timelines can create significant challenges. We offer a comprehensive, end-to-end service that helps streamline utilities planning and delivery.
Whether it is a simple connection request or a complex multi-utility scheme, we can help manage the process from initial enquiries through to completion, working closely with utility providers and stakeholders to minimise delays and deliver the best outcomes for our clients.
Utilities pose significant challenges in project planning and delivery due to constraints, costs, and timelines. We navigate these complexities seamlessly through a comprehensive utility management and coordination approach that begins with meticulous due diligence and constraint plans/reporting. Our constraint plans and reporting set the foundation for a proactive and anticipatory approach to utility changes. Our team conducts comprehensive capacity assessments to determine the optimal load for the development. Securing connection points is a pivotal aspect of our utility management strategy, along with procurement of quotations from both incumbent and independent companies to provide the best value for our clients.
Utility Management & Coordination for Development
We offer a comprehensive suite of services designed to streamline utility management. These include:
Site Reports: Tailored reports, including investigation reports, existing asset reports, and technical summaries, are crafted to meet the unique needs of each developer.
Disconnections: When existing live utility connections are no longer necessary, we handle the procurement of quotations for disconnection and removal, liaising with utility companies and overseeing the process from start to finish.
Diversions: New sites often require utility diversions, whether for S278 works, new site entrance works, or on-site duct/cable adjustments. We procure necessary quotations and explore options to mitigate or eliminate the need for diversions.
New Utility Connections Services: Every new development demands utility connections. Our services encompass procuring quotations for new supply from both incumbent utilities and independent companies (IDNO’s/ICP’s), calculating site-wide load requirements, and optimising energy strategies for maximum efficiency and cost-effectiveness. This includes exploring innovative solutions like district heating strategies, battery storage, or microgrids to enhance project value and reduce risk.
Our approach
Utilities have become increasingly essential to all land development projects. With pressure on existing infrastructure and requirements for new connections across all utilities, our approach ensures that projects are delivered seamlessly, with costs and timelines optimised. By securing connection points, procuring quotations, and strategising energy usage, we add tangible value to our clients’ projects while mitigating risks associated with utility constraints.

FAQs
We support clients through the complexities of utility planning and delivery on land development projects. This includes managing initial enquiries, due diligence, constraint plans and reporting, capacity assessments, connection points, quotations, disconnections, diversions, new supplies and coordination with utility providers and stakeholders.
Utility infrastructure planning is the process of identifying, assessing and coordinating the utility requirements for a development. It includes reviewing existing assets, understanding constraints, assessing capacity, securing connection points, planning disconnections or diversions where required, and procuring quotations for new supply from utility providers.
We can add value from the earliest stages of a land development project, particularly where utility constraints, costs, timelines, and capacity requirements may affect delivery. Early involvement helps minimise delays, optimise costs and timelines, and reduce risk.
We provide a wide range of services to support development projects, such as:
- Utility disconnections
- Utility diversions
- New utility supplies
- Utility project management and coordination
- Pre site acquisition investigation reports
- Power and Water investigations and procurement
Utilities can significantly affect property development because constraints, costs, capacity, infrastructure pressure and connection timelines can influence project planning and delivery. Existing live utility connections may need to be disconnected or removed, services may require diversion, and new developments will need appropriate utility supplies. Managing these elements proactively helps reduce risk, minimise delays and support smoother project delivery.

I thought your approach to the project, including the involvement of specialist subcontractors, the detail of the specification and the insight and analysis of the tender report, was first rate and enabled us to reconcile the works proposed against our own overall budget. Thank you for your efforts.
