Paul joined Rapleys in May 2023 as a Partner in the Building Consultancy Division, based primarily in the London office, and heads up the Professional Services offer with a Technical Director role. Paul has 30 years in the industry, having worked in the office, retail, warehouse/logistics/light industrial, automotive, and period/listed building sectors of the industry.
He has extensive experience of all facets of Building Surveying across the sectors listed and particularly with regard to the following services: Due Diligence acquisition/condition surveys; peer reviews of survey reports; dilapidations for both landlord and tenant, including lease exit strategic advice; dilapidations assessments; defect diagnosis and rectification advice; project and alterations monitoring; specific condition and defect diagnosis assessments on general and listed buildings.
Paul is proud to have worked on some landmark and “quirky” buildings including, for example, Middleport Pottery in Burslem (where the ‘Great Pottery Throwdown’ is filmed); and the Kaleidoscope Building above the new Farringdon Elizabeth Line station.
Paul’s dilapidations advice has resulted in timely and successful financial settlements for landlords and has saved tenants exiting leases significant sums via strategic advice and action prior to lease end, and through negotiation thereafter. Pre-acquisition survey reports provide a comprehensive view of the premises and Paul works through the key findings with the client to explain the findings, the issues and the context, to help the client understand the property and the issues found and how they relate to their requirements.
