Rapleys was appointed by Magni Partners Limited to assist with their exit from office premises at 40 Bruton Street, London. The instruction involved negotiating a dilapidations settlement regarding a claim which came in from the landlord at £176,998. There was a key driver to get this settled quickly, ideally prior to lease end.
Our solution
The landlord for the property had recently changed hands and as a result, we suspected the new owner may want to refurbish and occupy the premises themselves. Uncovering this evidence gave us a strong negotiating position and enabled us to settle this claim prior to lease end for a sum of £94,500 in full and final settlement. This represented a saving to the client of £82,498 and at a level of 53% of the original claim. Our client was very pleased to complete on this agreement prior to their lease expiry.
