The project

The development site is situated in the heart of Birmingham’s Jewelry Quarter.

The project involved the demolition of an existing jewellers at 37-42 Tenby Street and 30-31 Albion Street, Birmingham. The jewellers flanked a Grade II Listed, former light industrial workshop dating from the late 1800s. This property had since been redeveloped into a terrace of single aspect residential dwellings with external amenity space within a long flanking communal yard area. The occupiers used the premises for both residential and commercial uses.

The project was phased with the construction of the new jeweller’s workshop in the rear car park, followed by the demolition of the former workshop and subsequent construction of a new housing scheme.

Following the serving of notification for the demolition works, under the Party Wal etc., Act 1996, Rapleys was appointed to represent five of the Adjoining Owners.

Rapleys oversaw the compilation of five photographic Schedules of Condition and negotiated Party Wall Awards during the demolition and construction phases of the development.

Our solution

Party Wall Awards were agreed for the enabling works and construction phase for the new workshop initially.

During the course of these works the boundary wall between the respective properties was significantly damaged and ultimately required reconstruction.

This wall had been a key concern for a number of the Adjoining Owners and Rapleys oversaw the reconstruction works which included the re-use of as many of the bricks from the original wall as possible.

Thereafter, Rapleys negotiated Party Wall Awards for the second phase involving the demolition of the former workshop followed by the construction of the new housing scheme.

Following the demolition phase and appraisal of the foundations to one of the neighbouring properties, an Addendum Award, varying the foundation proposals to incorporate a cantilevered design was negotiated to enable the works to proceed.
