We now have an exciting opportunity for an Associate Surveyor to join our Automotive and Roadside department in Manchester. This is a truly exciting time to join the business as we undertake our new growth and development plans. This role is offered on a hybrid basis, with a mixture of office and home working.
Job Purpose
Our specialists deliver day-to-day management services such as service charge, energy monitoring and rent collection seamlessly as standard, while going the extra mile to ensure they add value. This is achieved through concierge services, innovative tenant engagement, technology and data analysis.
Our team also propose ideas and bring opportunities that will help to add value to an asset or portfolio, collaborating with our asset managers to create bespoke strategies for investors and landlords.
Key responsibilities include:
- Manage a large portfolio of properties
- Carry out property inspections and complete reports
- Carry out check-ins and check-outs
- Prepare properties before new tenants move in, by organising cleaning, repairs, etc.
- Prepare inventories
- Organise safety inspections and keep records of up-to-date gas, electricity, and EPC certificate
- Deal with HMO compliance
- Deal with the day-to-day maintenance issues
- Liaise with contractors to organise refurbishments and property repairs
- Deal promptly with all communications from landlord, tenants, and contractors
- Organise necessary tenancy related paperwork
- Experience managing staff
- Management of budgets and overall expenditure for developments, producing forecasts and reports
- Always looking for opportunities to drive the performance of your portfolio
- Oversee major works and carry out the Section 20 consultation process
- Ability to interpret policies, procedures, and relevant leasehold legislation, researching where required and providing advice consistently, demonstrating a working knowledge of relevant Landlord and Tenant Act, RICS and ARMA guidelines
- Conduct site inspections, ensuring Health & Safety regulations are adhered to and have a basic working knowledge of building maintenance systems

- good knowledge of Tenant Act and latest regulations

- A full UK Driving licence and vehicle is essential as you will be required to visit properties when needed to carry out property inspections, check-ins, or check-outs.
