The project

Rapleys Building Consultancy prepared Pre-Acquisition Due Diligence Building Survey Reports on two separate warehouse/distribution centres of circa 737,000 and 250,000 sq ft for our client who was considering the occupation of these properties on short term leases.

Rapleys was also instructed to prepare Schedules of Condition so as to limit our client’s repairing and reinstatement covenants in the leases.

Our solution

We were able to advise our client on the arrangement and condition of each property that included key issues and budget costed items affecting them. This enabled our client to make an informed decision as to the viability of the leasehold acquisition of each premises.

By providing accurate and timely advice regarding potential building defects and associated occupational hurdles, our client was able to plan their fit out and alterations in advance of acquisition and negotiate final terms including any rent free incentives.
