The project
Rapleys was appointed by Lidl to prepare a terminal schedule of dilapidations on Greene King with regard to their lease ending and their exit from the subject property. We were also instructed to negotiate a settlement on their behalf.
Our solution
We inspected the property and prepared our schedule of dilapidations ready for service on the tenant with a claim value of £187,000. Following that, we successfully negotiated a settlement figure of £120,000 prior to the landlord undertaking any steps towards completing the works. This gave them the flexibility to spend the money how they want to and represents a recovery of 65% of the original claim.
