The project

Rapleys acted on behalf of Orchard Street Investment Management to secure planning permission via a Section 78 appeal for the extension, refurbishment and subdivision of the existing Homebase store to provide a downsized unit for Homebase and a new class A1 retail unit to be occupied by Lidl.

The application also proposed the relocation of the Homebase garden centre, the reconfiguration of the existing car park and associated landscaping, and the creation of a new egress from the site.

Rapleys was successful securing planning consent via the Inquiry appeal route, further to the planning application being refused by Trafford Borough Council.

Our solution

  • Coordinated the appeal submission on behalf of the client and acted as lead consultant with respect to the Inquiry appeal
  • Gave evidence at the Inquiry with respect to both planning and retail planning matters
  • Managed the appointment of Counsel to act on behalf of the client
  • Achieved a successful appeal outcome which resulted in the grant of planning permission.
