The project
Rapleys was originally instructed by the trustees of Archbishop Tenison’s School Foundation (ATSF) to assist with managing a site that had recently become vacant.
The original aim of the client was to lease the whole site (rent free) to the London Borough of Lambeth to be used as a state school. When it became clear that the Council did not require the whole school, our instruction changed to a disposal. The Title was in four parcels with one being leasehold.
The site was formerly a church-run state school, but closed owing to falling numbers. It extends to c.52,000 sq ft on a 1.2-acre site.
Our solution
Working with the client and ATSF’s solicitor we helped to clean up the Title so the sites were capable of being sold. We worked with many local stakeholders including the London Borough of Lambeth, Surrey County Cricket Club, Duchy of Cornwall, an adjoining primary school and local councillors.
Prior to sale the whole site was also marketed to the education sector but, in line with our advice, received no offers. The site (guided at £4.5m) was sold for £7m to The Duchy of Cornwall.
