The project
Rapleys provided town planning consultancy advice in connection with the major mixed-use development at Newton Leys, on the southern edge of Milton Keynes. The development involved the comprehensive redevelopment of over 100 hectares of former brickworks land to deliver a new residential community comprising up to 1,650 homes, together with employment land, a local centre, primary school, community facilities, extensive public open space and associated infrastructure.
Rapleys advised Taylor Wimpey in relation to the outline planning consent for the wider development, including securing a renewed outline planning permission following the expiry of the original consent. Our involvement helped maintain the planning framework for the continued development of the site, enabling the remaining residential and associated development to progress.
Our solution
Rapleys was subsequently involved in securing planning permission for the mixed-use local centre, working alongside Taylor Wimpey and Henry Davidson Developments. This involved the relocation and reconfiguration of the centre to provide a more commercially viable and deliverable scheme. A hybrid planning permission was secured incorporating approximately 1,724 sq m of retail floorspace, residential accommodation and provision for a care home, children’s day nursery and public house. The retail development was anchored by an 11,500 sq ft Asda supermarket, supported by six smaller commercial units providing a range of shops and services for the growing community.
The project demonstrates Rapleys’ experience in advising on large-scale, residential-led mixed-use developments, including the management and renewal of strategic outline planning permissions and the delivery of individual commercial components. It also illustrates our ability to work collaboratively with major housebuilders and specialist commercial developers to secure commercially viable planning solutions that support the successful development of new residential communities.
