The project
The proposal involved a comprehensive redevelopment of a central site next to Ealing Broadway station, where British Land instructed Rapleys to progress a 400,000 sq ft office led regeneration proposal site known as The Broadway Connection, with active retail, restaurant and leisure uses on the ground floor.
Our solution
- The strategy progressed with the rest of the team, involved retaining and refurbishing all those buildings around the perimeter of the site, which made a positive contribution to the character of the Conservation Area, redeveloping the others at an appropriate scale.
- The major new office buildings were then located behind this frontage around a newly created area of public realm, with new through routes providing a direct link with the town centre.
- The proposal necessitated extensive political and officer engagement within the London Borough of Ealing. That support was then used to engage extensively over a period of time with Historic England, the Greater London Authority and active interest groups. Considerable technical supporting information was required to accompany the application, including a full Environmental Impact Assessment and an economic appraisal helping to identify the benefits to Ealing and the borough economy, of the quantum of office space proposed.
- Planning permission was successfully negotiated and interference by the Mayor avoided and unlike previous proposals on the site, we were able to avoid call-in by the Secretary of State.
