Stock Condition Surveys and HHSRS Assessments, London and Quadrant Housing

The project

Rapleys were originally appointed by L&Q in September 2023 to undertake stock condition surveys and HHSRS assessments to 12,000 homes across London and Manchester by April 2024. We quickly established a survey team of 28 experienced surveyors and commenced surveys in early November 2023. Achieving an average of over 2,000 survey completions per month, Rapleys delivered over 9,400 surveys to our client within the project programme.

Following this successful project, Rapleys were recommissioned in June 2024 to complete surveys to a further 10,000 properties by April 2025. Locational and access issues were problematic and Rapleys worked in close partnership with London and Quadrant to maximise resident engagement and ensure full survey resources were deployed across London to maximise access. By April 2025, Rapleys had completed nearly 6,900 surveys.

In Jun 2025 Rapleys were issued additional property lists across North London and also commenced further engagement and access attempts to unsurveyed properties, completing an additional 3,200 surveys by February 2026.

In total, Rapleys have completed over 20,000 stock condition surveys and HHSRS assessments across London and Manchester between November 2023 and February 2026. All survey data was collected using Rapleys bespoke stock condition survey database and mobile solution, with all survey data and photographic schedules provided to London and Quadrant in Keystone database format to ensure seamless data migration into our clients asset management database.
