The project
Rapleys were commissioned by Tamworth Borough Council via the Fusion21 Framework in January 2024 to undertake a comprehensive stock condition survey of 4,523 properties by April 2025. Following full mobilisation in February and March 2024, Rapleys commenced surveys in April 2024.
All surveys were completed using Rapleys bespoke stock condition surveys database. A full set of quality assured data was issued to Tamworth Borough Council on a rolling basis throughout the project, including full photographic schedules of each surveyed property, enabling seamless and direct migration of all survey data into our client’s asset management database.
By April 2025, Rapleys completed 3,500 stock condition surveys and HHSRS assessments, representing 77% coverage of the portfolio. Working in close partnership with Tamworth Borough Council, Rapleys reinstated the survey team in October 2025 to undertake a final series of access attempts to the remaining 1,000 properties. Extensive resident liaison work was undertaken to maximise access to residents’ homes.
By Christmas 2025, a further 430 properties were surveyed, securing over 86% access. Rapleys updated final report was issued in January 2026 and we continue to work with Tamworth Borough Council to implement a rolling programme of surveys.
