The project
Rapleys was instructed by Paradigm Housing Group to provide valuation advice in relation to the acquisition of properties in Kidlington, near Oxford.
The site, being delivered by housebuilder Vistry Group, will provide 370 new homes along with the provision of new allotments, public open space, play areas and an on-site sports pitch. Construction is expected to begin in early autumn, with the first homes ready from spring 2026.
Paradigm Housing Group has acquired 185 affordable homes (130 for affordable rent and 55 for shared ownership). Paradigm benefitted from early involvement in the planning process, influencing place-making and design. The project also involved the conversion of the original First Homes to shared ownership properties.
Our solution
We provided Paradigm Housing Group with detailed valuation advice on a range of matters relating to the acquisition of properties from Vistry Group.
Our advice included the following:
Valuation advice to support the acquisition of 139 section 106 homes at outline planning consent.
Valuation advice to support the acquisition of 46 first homes to be delivered as shared ownership tenure at outline planning consent.
Valuation advice at the grant of reserved matters consent. We provided a detailed report updating the Market Values, Market Rents, and Land Values following changes to the scheme layout and the provision of car parking.
Valuation advice in relation to the chargeable consideration for stamp duty land tax purposes. We provided advice to support the rectification of land ownership following reserved matters consent.
