The project
The proposed works involved the redevelopment of a vacant hospital site to deliver a new health centre. The new health centre will replace an outdated health centre on adjacent land and deliver a series of improvements in terms of doctor capacity, number of consulting rooms and workstations, training opportunities, new equipment, and improved facilities all-round for staff and patients.
To take advantage of funding from NHS England, planning permission had to be secured in short order. A professional team was quickly assembled by the site owner Gloucestershire Council) and their design and build contractor (Morgan Sindall), with Rapleys employed to manage the planning process through pre-application and full application stages.
Our solution
- Client advice regarding the planning process, including risk management and recommendations on how best to optimise prospects of success.
- Review of consultant inputs to ensure consistency and high quality across the suite of application plans and documents.
- Preparation of a robust Planning Statement to justify the proposed development against planning policy and to highlight the key social benefits arising from a new health centre.
- Regular positive engagement with officers of the Local Planning Authority and their consultees in order to address concerns quickly and effectively.
- Helping the client navigate through both pre-application and full application stages in just over 6 months, at which point planning permission was granted in time to meet the funding deadline.
