The project
Rapleys was instructed by VIVID to provide valuation advice in relation to the acquisition of 149 properties at Green Lane, Chertsey.
The site was purchased by MTP Developments at the end of October 2025 and is being delivered in partnership with Chartway (main contractor).
The completed project will offer a range of open market sale, shared ownership and affordable rent homes, as well as landscaping, informal and formal open space and cycle paths, with future provision for a community hub.
Construction is expected to commence in 2026 with first handovers in Q1 2028. The properties will contribute to VIVID’s Homes England Strategic Partner commitments.
Our solution
We provided VIVID with detailed valuation advice on a range of matters relating to the acquisition of properties.
Our advice included the following elements:
- Desktop valuation advice to assist with the initial bidding process.
- Red Book valuation advice to support the acquisition of 149 homes.
- Providing open market values, market rents and January 1999 values on the special assumption that the units have been completed.
- Providing a market value for the site based on the proposed tenure mix.
