The project

Merton Borough Council commissioned our team of building surveyors to carry out comprehensive condition surveys of over 60 properties across the borough. The properties included a diverse mix of assets, such as community centres, libraries, residential flats, leisure facilities, and park buildings. The objective was to assess the condition of the buildings and ensure that all maintenance and repair needs were identified, including an assessment on MEPH systems.

The primary aim of the surveys was to contribute to Merton Borough Council’s 5-year Planned Preventive Maintenance (PPM) programme. This initiative seeks to maintain the buildings in a state of good repair, minimise the risk of unplanned breakdowns, extend the lifecycle of the assets, and ensure compliance with relevant health and safety standards. The surveys allowed the Council to better plan for upcoming maintenance works, reduce long-term costs, and avoid emergency repairs that could disrupt the use of public facilities.
