The project

Our Facilities Management (FM) team was instructed at short notice on a recently constructed flagship building in central London comprising 84,000 sq ft of prime mixed-use space including luxury apartments, offices and a Michelin starred restaurant.

The team immediately conducted a full gap analysis of the available compliance documentation, identifying missing elements and reviewing all the M&E systems.

Regular meetings were held with the supply chain to ensure best service was being received, as well as being able to demonstrate value for money and consider ways to achieve savings or minimise increases in respect of the £1m service charge budget.

One of our FM team was appointed as onsite building manager overseeing the day-to-day management and the onsite security team and concierge personnel.

The team mobilised at very short notice and implemented best practice initiatives to ensure the client received value for money and the ability to plan for all future activities.

Our solution

Working with the client, we sought ways to achieve cost savings whilst preserving the required maintenance and compliance regime. We compiled an asset register and condition report to be incorporated into a preventative maintenance schedule which was prepared by Rapleys’ Building Consultancy team.
