The project

The United Reform church in Camden, London was closed due to their having a small congregation and being unable to maintain the building.  Rapleys was therefore instructed to sell the freehold interest on behalf of our client URC, Thames North.

We fully marketed the property on the open market.  There was a good level of interest and a total of 7 offers were received.  It sold to the highest bidder for £2,025,000 for its existing community use.

“Rapleys was able to find an unconditional purchaser at a top price for a building that is in a very poor state of repair”

Our solution

  • Rapleys provided an initial marketing report, marketing brochure and budget
  • The property was fully advertised on the open market
  • Details were sent to parties on our in-house mailing list
  • We undertook a good number of block viewings and over 30 different parties viewed
  • The highest offer, which was for the existing community use, was recommended
  • We provided the client with the necessary Charities Act advice to enable them to meet their obligations under the provisions of the Charities Act 2022.
