The project

Rapleys was successful in winning a tender to provide Rights to Light consultancy services framework. The framework operates over 4 years and has an estimated fee value of £1.5m spread across a total of 3 consultants. Rapleys is now actively engaged on multiple projects with the Council.

These projects typically comprise the demolition of former garage sites and the construction of new housing blocks that are situated within close proximity to various neighbouring stakeholders, including Council tenants and private individuals. Rights to Light considerations are high on the risk register for this client, as they should be for any who are regularly carrying out development in city centres or dense urban locations. This is not only in terms of litigation risk but in terms of minimising project delays, controlling project costs and avoiding reputational harm for the client in the local community.

Our solution

  • Established and developed positive working relationships with our client contacts
  • Put in place a bespoke suite of templates as well as a reporting and tracking procedure
  • Recruited additional staff on the basis of this commission
  • Encouraged regular review sessions with this client. Rapleys thrive on feedback (good or bad)
  • Embedded ourselves into the team and are familiar faces in our clients’ offices
  • Delivered CPD seminars to our clients’ wider team regarding our Neighbourly Matters service.
