The project
Members of the Rapleys’ planning team assisted Westminster City Council and their appointed contractors in the delivery of eight residential-led development schemes to deliver much-needed housing. This included a significant proportion of affordable homes, as well as affordable business space within the borough. Sites on which the team have worked include:
300 Harrow Road – 112 residential units, affordable business space and nursery across three blocks, rising to 15 storeys in height
Cosway Street – 49 residential units within a Conservation Area and adjacent to a Grade II* Listed Building
Ashbridge Street – 26 residential units on the site of a former telecommunications repeater station ((part retained)
Ashmill Street – two 4-bed townhouses on the site of a former car park
Luxborough Street – 14 residential units and commercial space
Queen’s Park Court – 23 residential infill units within an existing housing estate
Adpar Car Park – 20 extra care residential units on the site of a former car park
Torridon House – 21 residential units on the site of a former car park adjacent to an existing residential block.
Our solution
- Problem solving and driving programmes, adjusting strategy quickly to adapt to design changes or other alterations to what was consented, including liaison with key officers and stakeholders
- Careful attention to detail to avoid problematic post-consent issues arising with regard to conditions and inflexibility in the consents
- Identifying risks early and providing a strategy to address them
- Utilising and building on positive relationships with Council officers to provide strong lines of communication and quick feedback when queries are raised
- Maintaining a client focus and consistently challenging the wider design team to ensure consents matched and exceeded client expectations.
