The project
Rapleys’ Residential Development team acted for Wiltshire Council to acquire a whole site development in Ludgershall, Wiltshire, providing 7no. family houses delivered as 100% affordable rented homes.
The site was owned by a local SME developer who secured a planning consent for the family homes. Aware of our knowledge of the market, the developer approached our team for assistance in placing the site with a Registered Provider. We brought the opportunity to the attention of Wiltshire Council who acquired the site as part of their capital programme to deliver affordable housing.
We worked with both parties to agree the heads of terms and package deal agreement terms and managed the acquisition through the legal process.

It can often be a challenge to identify providers interested in developments below ten units and so we were pleased to work with Wiltshire Council to bring the site forward to provide much needed affordable housing in the south of the county.
Our solution
The site was acquired by the Council in April 2023 on a land and build package deal basis. The works have now completed and the houses handed over to the Council.
