The project

Rapleys’ viability team was instructed, jointly with Ropemaker Properties Ltd and Hyundai (UK), to assist with a planning appeal in relation to the redevelopment of the Alfa Laval Tower in Brentford.

The development comprised a new car showroom (sui generis) including ancillary facilities, car parking, MOT testing, repairs and servicing and new digital advertisement on the western elevation following change of use and extension of the existing buildings.

The viability team was brought in to assess the scheme’s financial viability due to the LPA decision to remove the advertising hoarding on the west elevation from the development.

Our solution

We worked with the project team to assess the financial viability of the site, taking into account all potential revenue streams and development costs, if the digital advertisement was removed from the development and compared this to the scheme including the advertising board at various sizes.

From this analysis we were able to work out the size the advertising board needed to be to ensure the scheme could be constructed viably. It was necessary to work closely with the project team to ensure the viability argument did not contradict the planning permission.

Working with specialist valuers and cost consultants, Rapleys successfully argued at Public Inquiry that the advertising hoarding would need to be included, at a sufficient size, to ensure the development was financially viable and could be constructed out.
