The project
We were instructed by HDD (Didcot) Ltd (the Applicant) in respect of their planning application to provide an assessment of the economic viability of their proposed mixed use development on the subject site at Great Western Park, Didcot.
The Applicant submitted a planning application to Vale of White Horse District Council for the erection of 10 ground floor retail units, 20 first and second floor apartments, car parking, landscaping and associated infrastructure.
Our solution
We provided detailed development advice and worked with the project team to confirm an affordable housing strategy with the client. We considered appropriate residential and commercial sales values, build costs and benchmark land value. Upon agreeing the affordable housing strategy, we prepared and submitted a full viability report to the local authority.
We engaged with the Local Authority who dealt with the viability negotiations in-house and agreed with them the affordable housing and s.106 financial contributions.
We achieved an affordable housing position in line with the client’s expectations and below
that which the Local Authority originally sought.
