The project

Rapleys was instructed by RHP Group to provide valuation and development consultancy advice in relation to the regeneration of the Ham Close Estate, south west London.

The existing estate comprises 192no.residential homes, a community centre and Maker labs.

The proposed scheme comprises the demolition of the existing buildings on Ham Close and the incorporation of land within the neighbouring Woodville Day Centre and St Richards Church of England Primary School for a phased mixed-use redevelopment comprising 452no. residential homes, a new Community/Leisure Facility (Class F2) and Maker labs (sui generis).

Our solution

We provided the Group with detailed valuation and development consultancy advice on a range of matters relating to the existing site and proposed redevelopment of the estate. Our advice included the following:

  • Valuation and development consultancy advice to assist with the procurement of development partner. We provided a detailed report assessing the valuation assumptions of the various bids to help inform the Group’s tender review.
  • Valuation advice to support negotiations with the Local Authority in order to secure grant funding. We provided a valuation report that demonstrated the need for grant funding in order to make the scheme viable for the Group, helping provide much needed affordable housing in the borough.
  • Valuation advice to support the acquisition of various sites and properties required for site assembly and delivery of the development.
  • Red Book valuation provided to support the acquisition of the 221no. affordable housing units at the development.
