The project

The proposed scheme includes a new multi-let warehouse/logistics estate in Towcester comprising 14 contemporary employment units (within Classes E(g)(iii), B2 and/or B8) that are arranged across 5 buildings, plus a freestanding pod/café unit. The total floorspace extends to approximately 90,000 sq ft.


On behalf of IPIF LP c/o Legal & General Investment Management, Rapleys obtained full planning permission for the proposed scheme after securing unanimous support from Members at West Northamptonshire Council.

Our solution

The intention is for the scheme to be built-out on a speculative basis, so flexibility is central to ensuring the finished product appeals to as wide a range of operators as possible. In view of this, Rapleys secured approval for a flexible range of uses within Classes E(g)(iii) ‘Light Industrial’, B2 ‘General Industrial’ and / or B8 ‘Storage & Distribution’ and negotiated a position whereby the approved units are completely unrestricted in terms of when they can operate and when they can receive deliveries.


The site is unallocated in the LPA’s Development Plan and Rapleys demonstrated to the satisfaction of the LPA that it is both a logical and sustainable location for employment related development.


The scheme benefits were clearly articulated throughout the planning process to ensure the most convincing case for development could be presented to the LPA, which culminated in the scheme receiving unanimous support from Members at planning committee.
