The project

Rapleys was appointed as Quantity Surveyor by Tors Park Estates Limited for the redevelopment of Tors Park Hotel into 33 holiday apartments set into Lynmouth hillside on the North Devon coast.

The works comprised the partial demolition of the existing hotel with extensive rock excavation and earthwork support. The site constraints drove the need for a lightweight construction methodology. A primary steel frame with light gauge steel infill using steel with a 70% recycled content and is 100% recyclable. The thermal envelope significantly improved from the original Victorian fabric. Slate from the original building has been retained and re-used along with additional slate quarries onsite to minimise the environmental impact of transporting materials.

Externally the site benefits from multiple access roads, car parking plateaus and link bridges to work with the steeply sloping topography.

The complexities presented by the surrounding environment meant that control of costs were paramount.

Our expert quantity surveying services were provided throughout the duration of the whole project. Prior to works commencing, we provided cost estimating and planning, procurement strategy advice, contract selection, tender and contract document analysis to ensure that our client’s position was protected and value for money delivered. Throughout the construction phases, we undertook interim valuations and payments, change control management and valuation, cost reporting and final account negotiations and settlement.

The project was completed to budget.
