The project
Harrow Baptist Church had a land blocked rear elevation until a residential development of tower blocks with a central public plaza area was formed. By way of several Neighbourly matters requiring the developer’s due consideration and compensation, it was agreed that a café area would be built facing onto the new public area that would enhance the appeal of the church and its interaction with the new environment.
The developer had built up to party walls in a number of instances, had required crane oversailing licenses was building multistorey towers thereby taking away day light. In addition, a working relationship was required during construction for temporary access on and around the church grounds.
Rapleys project management was the interface between developer, contractor and church. For the church this included guidance on the proposed works and advice regarding the project such that the congregation bought into the project not just accepting it as compensation for their patience and inconvenience but a genuine thank you for its facilitation of the project and involvement in being part of the new neighbourhood.
Our solution
Rapleys had to ensure that the finished item was what the church wanted and would benefit it with added value for its mission perspective in the new public environment. The church was bringing itself into the public realm with coffee culture. The new café was to be an area that would appeal to the public and not be of a dated religious perspective. Rapleys therefore guided the church through the design evolution and the planning process which required an appeal.
- Project Management – multi party interface
- Project Management – client assurance and guidance
- Neighbourly Matters – multiple instances of compensation and supervision
- Project Management – Architect selection and design brief consolidation
It took 10.5 years, but I am really pleased with the finished article – Rev Andrew Jackson, Minister, Harrow Baptist Church
