The project

Rapleys Land Development Project Management were appointed by Dudsbury Homes (Southern) to manage the planning application of a 1,700 unit residential development in Dorset. This development favours from a design access statement which ranks placemaking and community at the heart of the scheme.

Due to the size and location of the scheme, the planning application needed to be strictly managed to ensure that cashflow aligned with revenue, and expectations of third parties were managed efficiently.

Our solution

Through the outline application, Dudsbury Homes are committing to invest £77m of village infrastructure, inclusive of educational and healthcare provisions, off site and on site highway improvements, a new bus service and a modern village centre. This has been managed by Rapleys through developing an Infrastructure Delivery Plan (IDP) which ensures that S106 requirements are met, while expenditure follows revenue.

As an Area of Natural Beauty (AONB), the site is built around focal point SANG land, with over 51 hectares spread across the development. This allowance increased the BNG by 13.16% in habitats, 10.74% in hedgerows and 69.8% in ditches. Rapleys is appointed to manage the detailed design and phasing strategy for the implementation of SANG, in accordance with S106 requirements. By ensuring this obligation is fulfilled by the Client, the development phases can be sold to a third party without any restrictions on the housebuilder.
