The project
Advised Sainsbury’s on acquisition of a portfolio of Homebase stores.
Rapleys Retail team have worked with Sainsbury’s since 2024 to undertake the purchase of a national portfolio of 15 Homebase stores including the regearing of the leases.
The Retail team undertook all the rental and lease value due diligence as part of the store acquisitions including collection and collation of rental comparables.
We then negotiated the re-gear of each lease which involved the addition of Sainsbury’s covenant and lease extension, in lieu of a split of the uplift in capital value between Sainsbury’s and the landlord.
The instruction is currently still ongoing.
