Portfolio Acquisition, regears and investment disposals.
Rapleys Retail team have worked with CarVal Investors and Quadrant Estates since 2018 to undertake all due diligence regarding the individual properties as part of the portfolio acquisition.
The portfolio consisted of 312 retail sale and leaseback assets let to Walgreens Boots Alliance across the UK with a rent role of circa £19 million and a total value of £300 million.
Our solution
- The portfolio was unusually held under one master lease, and the team assisted the buyer in the commercial break up of the portfolio including:
- The sale of 38 of the non-Boots occupied assets;
- Advised on the re-gears of over 100 stores;
- Advised on over 50 lease renewals;
- Reviewed redevelopment angles on several stores;
- Reviewed the potential for residential conversion.
