Richard joins Rapleys business space team with a focus on lease consultancy services. Having worked across many different sectors, Richard brings experience from residential sales and valuations as well as commercial sales, lettings, valuations, acquisitions and rating.

Richard previously ran a partnership business, Fane and Company, and has been involved in all aspects of property consultancy in the public and private sector, as well as client side. The wealth of knowledge and expertise on this range of services will be instrumental in supporting the business space team deliver added value for each and every client across the full spectrum of their needs.

Euan joined Rapleys in October 2017 as part of Rapleys’ new apprenticeship programme. He will train to be become a chartered RICS surveyor over a 5 year course.

Euan’s previous experience was in residential property working with Carter Jonas. Since joining Rapleys, he has worked in a client relations and an estate management role, predominantly with Letchworth Garden City Heritage Foundation.

 

Katie joined Rapleys in March 2017 as an estate warden within the corporate & investor management team. She was promoted to property manager in November 2017.

Katie has worked in property management for 12 years, mostly within the residential sector managing properties for corporate clients as well as individual landlords.

Katie’s main focus is on offering excellent customer care to all tenants, landlords and clients.

 

Matthew joined Rapleys as a client accountant in 2015.

He started his career in an accounting practice in Peterborough. He progressed and gained more responsibility within the practice where his duties included completing draft accounts, VAT returns and handling client queries.

Matthew has also successfully passed his level 2, 3 and 4 AAT.

Robert is responsible for the operational delivery of a number of technical areas within our corporate & investor management team, including the formulation of all service charge budgets, leading in the calculation, verification, apportionment and cost analysis of expenditure, variance tracking, reporting and reconciliation.

Robert also oversees the mitigation of our clients’ legislative and regulatory ‘duty of care’ requirements relating to their estates. He has extensive knowledge across a number of statutory instruments including the control of substances hazardous to health, the regulatory reform (Fire Safety) order, the control of asbestos, pressure system safety, gas safety, fixed wiring regulations and lift operations and lifting equipment.

Robert joined Rapleys’ corporate & investor management team in 2015. Prior to this he has worked for number of different sectors including private practice, private trust and the charity sector.

 

Tom began working for Rapleys in September 2013 after completing his A levels. As a senior client accountant within the corporate & investor management department, the majority of his time is dedicated to the New Look Retailers portfolio which includes daily tasks such as processing head lease payments, ad hoc payments, raising tenant charges and managing VAT invoices. He also assists on the Ann Summers portfolio with tasks such as producing monthly client statements.

He has recently started studying for his AAT qualification with an online college. He is hoping to complete his studies as soon as possible to help with his development and offer the best possible service for the clients he looks after.

 

Rod is responsible for all aspects of accounting, administrative, financial, insurance, fleet, filing, HR, training and partnership secretarial matters within the practice. He is also head of IT and marketing, and leads the mergers & acquisitions programme.

Rod previously worked for Philips UK and Mott Macdonald before joining Rapleys in 1981. He was elected as a partner in 1991 and has been a continuous member of the Management Board since 1997.

 

Steven is a partner in the business space team and has wide-ranging commercial property experience. He has professionally represented a range of institutional landlords, national tenants, private individuals and banks. He is also a RICS Registered Valuer.

He specialises in all aspects of lease consultancy work including the negotiation of rent reviews, lease renewals, lease regears and the preparation of Expert Reports for use in Arbitrations and Court proceedings.

Steven joined Rapleys in 2003 and was elected as a partner in 2011. Prior to joining Rapleys he worked at Luton Council and Lambert Smith Hampton and has over 26 years surveying experience.

 

Stacey has worked for Rapleys since 2001, starting out as an office administrator and working in various secretarial and administration roles within the company before starting work in the rating department in 2005.

Since then she has gained good knowledge of business rates and in 2008, decided to take the opportunity to further her career and undertook a distance learning course in Surveying Practices.

In 2010 Stacey was awarded her Diploma in Surveying Practices.

Her role now includes dealing with professional casework, such as appeal recommendations and negotiating rating appeals on behalf of our clients, as well as being head of administration for the department

Sheila Coulman has been at Rapleys for nine years and currently heads up the Human Resources function, within which she has sixteen years experience.

Sheila is based in Huntingdon but covers all Rapleys offices with the support of an HR advisor. Sheila is responsible for HR best practice within Rapleys and with the assistance of Helen Earwaker, has achieved Investors in People status for the business.

 

Richard is the deputy head of finance in the corporate & investor management team.

His duties include day to day corporate & investor management accounting, reporting and forecasting for corporate clients including Chubb Common Investment Fund and New Look.

Richard is instrumental in liaising with clients to ensure their financial reporting requirements are met and that the Rapleys reports are aligned to their internal reporting functions.

He is particularly accomplished in cash forecasting and has built a very strong reputation in this discipline. His role extends to 65 week cash forecasting of all aspects of property expenditure on a weekly basis.

Richard’s other responsibilities include running and maintaining multiple development cash forecasts and preparing development appraisals for a range of commercial and residential clients.

 

 

Lisa joined Rapleys in July 2013 as a surveyor specialising in managing property portfolios on behalf of landlords.

Promoted to senior associate in November 2017, Lisa has over 11 years experience in managing a diverse portfolio of offices, shops, industrial, leisure complexes and residential properties on behalf of a major landlord and landowner in Hertfordshire as well as number of other landlords across the country.

Lisa is now head of landlord services and through dealing with new lettings, property management, service charges, asset management, L&T issues and land acquisition ahead of a compulsory purchase order, is well placed to provide clients with an exceptional level service ensuring that property risks are minimised.

 

 

Karen heads up training and records management at Rapleys, ensuring that all professional staff comply and meet the obligations for their continuing professional development for RTPI/RICS. Karen sources and organises CPD training for our professional staff, ensures all records held are correct and up to date and manages the annual CPD budget.

She designs and delivers more advanced CPD and strategic skills for all internal staff as well as delivering IT training on all our systems to ensure that our employees are trained to a high standard.

Karen project manages the implementation of our new paperless office and electronic filing system – RESolution. She liaises with a subset of champions to train in its use.

Karen is a Fellow of the The Institute of Training and Occupational Learning (ITOL) – the UK’s elite professional body for trainers and learning & development professionals. She has been in training and development since the mid 1990’s and is keen to maintain her own levels of knowledge and education.

 

Jay joined Rapleys in 2015 as facilities helpdesk supervisor in the property management team.

Jay is responsible for the management and operation of the facilities helpdesk, overseeing the efficient handling of all calls and emails from landlord and occupier clients, their customers, suppliers and other third parties on a wide variety of issues including but not limited to maintenance and repairs, emergencies and general ad hoc enquiries.

In addition to this, Jay is responsible for overseeing and supervising the other facilities helpdesk operators, both office and field based.

 

Geoff is a senior member of the automotive and roadside team regularly representing clients in rent reviews, lease renewals and dispute resolution, and often being asked to provide strategic and valuation advice at the highest level. Geoff also handles agency instructions, having completed acquisitions across all of our specialist sectors including petrol filling stations, motor dealerships, fast fit/workshops, car parks, development land and car rental. Geoff’s activities are primarily in the southern half of the UK, however he is able to provide support and expertise nationally on larger corporate projects as necessary as well as dealing with car park related work nationwide.

Geoff handles instructions for a wide range of investor and occupier clients, frequently acting as an Expert Witness in rent review disputes. He is a Chartered Environmentalist, an RICS Registered Valuer and a capable speaker on technical and sector based issues to both professional and corporate audiences.

Dave has substantial experience in commercial building surveying advice, particularly in respect of the repair and maintenance obligations and strategic dilapidations advice for property owners and occupiers, including the preparation of planned preventative maintenance programmes.

He is an expert in preparing and negotiating dilapidations claims, pre-acquisition due diligence advice for freehold and leasehold properties, and strategic planned preventative maintenance/lifecycle cost advice. He also has extensive experience of monitoring developments on behalf of funding institutions, project management and contract administration of maintenance alterations and refurbishment fit out works as well as construction health and safety advice (CDM).

Prior to joining Rapleys in 1993, Dave worked across a range of developments in both Central London and the regions at a city based, multi-disciplinary practice.
Dave was elected a partner in 2000.

 

Debbie is a senior associate and the partnership accountant leading the accounts and finance department. She is responsible for the day to day running of the accounts department and the production of all the partnership management accounting functions.

Debbie has gained extensive knowledge of the property industry over the years. She has been responsible for setting up and managing property accounting for several clients.

Debbie has been at Rapleys for 24 years, having previously worked for a BP subsidiary where she was an accountant/auditor.

Daniel is a partner in the automotive & roadside team specialising in both agency and professional matters including acquisitions, disposals, rent reviews, lease renewals, general landlord and tenant work, and valuations on properties throughout the UK. His particular specialism is within petrol filling stations, motor dealerships, roadside retail and workshop premises. He is also a RICS Registered Valuer and RICS APC Assessor.

Daniel advises a variety of institutional and occupier clients including Pendragon plc, Mercedes-Benz Retail Group, Sytner Group, Network Rail, Columbia Threadneedle, Majestic Wine, Topps Tiles and Universal Tyres.

Daniel previously worked at Mouchel on the Bedfordshire County Council portfolio including general agency and landlord and tenant matters, and prior to graduating in 2003, Daniel completed his placement year at Bidwells, working with the agency and corporate consultancy/valuation departments.

 

Claire joined Rapleys in 2002 bringing 15 years experience in the IT service provider industry to the business, having predominately worked in IT solutions and database administration.

Claire is a principal surveyor delivering services across a number of commercial portfolios and leads the database management for all corporate clients. She has led the set-up of databases and extranet portals for various key clients. Claire delivers high quality account management and is a superb communicator whose focus is on maintaining open and positive relationships with clients, tenants, occupants and landlords alike.

Heading up Rapleys’ TRAMPS database management, Claire deals directly with IT, property accounting and service charge management in corporate real estate services.

More recently she has developed Rapleys’ new facilities management service offering.

 

Alan has many years experience in dealing with rating valuations of all types of commercial property from both the public and private sector.

Alan has appeared before the Valuation Tribunal on many occasions, acting as Advocate and Expert Witness.

Having worked extensively on both sides of the rating fence, Alan has a thorough understanding of the complexities of rating and the various ways that clients’ rates liabilities can be minimised.

Alan joined Rapleys in 2006, having previously been a partner at Fuller Peiser and a director at Evans & Payne from 1989 until he left  in 2006.

 

Angus has over 20 years experience and heads up the development team. He has a wide range of development experience including mixed use developments, disposals and acquisitions, development audits/appraisals and providing agency advice. He also has considerable experience in development management, taking projects through the development process from inception to delivery.

Angus is active in a number of sectors including residential, retail, industrial, office and mixed use developments. Angus joined Rapleys in 2004 having previously worked as Head of Development Sales in the South of England for Network Rail, where he was responsible for disposing of Network Rail surplus land assets and promoting and delivering major station developments.
